RECRA 2026: Real Estate Leaders Demand Housing Reforms and Innovation in Nigeria
Real estate professionals, developers, and policy advocates gathered in Lagos for the Real Estate Conference and Recognition Award 2026 (RECRA 2026), where industry stakeholders called for stronger government support, stricter regulation, and innovative housing solutions to address Nigeria’s growing housing deficit.
The conference, themed “Unlocking Nigeria’s Real Estate Potential: Strategies for Growth and Transformation,” brought together developers, estate agents, investors, and public figures at the Lagos Chamber of Commerce and Industry (LCCI) Conference and Exhibition Centre in Ikeja.
Speakers at the event said Nigeria’s housing shortage continues to create opportunities for investment while exposing deep structural challenges in affordability, regulation, and access to quality housing.
Why the conference matters
Nigeria faces one of Africa’s largest housing deficits, with estimates ranging between 16 million and 20 million housing units.
Industry experts at the conference argued that solving the crisis would require cooperation between government agencies, private developers, financial institutions, and regulatory bodies.
The event also highlighted growing concerns around transparency in property transactions, excessive agency fees, and the need for professional standards within the real estate sector.
Developers highlight innovation and lack of government support
Josephine Micheal, Brand Communications and PR representative for Frontier Commercial Services Limited, said her company received recognition for introducing innovative housing products into the market. 
She defended the company’s award for “Most Outstanding and Innovative Real Estate Company,” pointing to its Mainland Heritage project.
“It’s the first of its kind in the real estate industry in Nigeria, where every plot in an estate comes already fenced and gated before the buyer even makes a deposit,” she said.
Micheal said the company had operated for six years and was currently developing 100 housing units around the Ikola axis of Lagos State.
However, she said developers continued to struggle without sufficient government support.
“There’s no government support to actually assist us to develop quality properties,” she said.
She added that the company planned to host a large industry event in July 2026 aimed at bringing together policymakers and developers to discuss long-term housing solutions.
The company also promoted flexible payment plans, allowing buyers to pay in instalments over six to 12 months.
Micheal encouraged Nigerians to invest in property despite economic pressures.
“Don’t wait to buy real estate. Buy real estate and wait,” she said. “Real estate is the truest form of wealth creation that we have.”
‘I was homeless before’ — developer shares personal story
Another speaker, Hon. Blessing Maduka of BMS Global, shared her personal experience of homelessness in Lagos, saying it inspired her commitment to affordable housing and philanthropy.
“I have been homeless in my life. In this Lagos, I have been homeless before,” she said.

Maduka said her company created a Real Estate Executive Club designed to help members access properties through subsidised or free ownership initiatives.
According to her, the group has already distributed properties valued at more than ₦50 million to beneficiaries.
She argued that Nigeria’s housing sector remained underdeveloped despite growing demand.
“We have not started. Housing deficit is still over 16 million,” she said. “Real estate is still super underdeveloped in Nigeria.”
Maduka also used the platform to advocate greater female participation in politics and governance, calling for at least 35% representation for women.
“We are not happy that we only have 4% of women in governance,” she said.
Industry regulator pushes for stricter standards
Guest speaker Godwin Alenkhe, National President of ERCAAN, focused on regulation, ethics, and professionalism within the estate agency sector.
Speaking under the conference theme, “Unlocking Nigeria’s Real Estate Potential: Strategies for Growth and Transformation,” Alenkhe said improving standards and enforcing compliance were essential to restoring trust in Nigeria’s property market.

He said practising estate agents in Lagos State should be licensed and properly trained, warning against unethical practices in the sector.
According to him, a proposed Lagos State regulation could cap agency fees at 10%.
“Even before the law is passed, you must not be more than 10%,” he said.
Alenkhe said ERCAAN was developing a digital database to profile tenants and property transactions in an effort to reduce fraud and improve accountability.
He also called for stronger collaboration between government and private developers, arguing that many developers receive little institutional support despite contributing significantly to housing delivery.
“Private developers are really trying to make this happen in this country,” he said.
The ERCAAN president further stressed the importance of anti-money laundering compliance in property transactions, urging estate agents to carry out due diligence on suspicious buyers.
Industry reactions
Several attendees welcomed the discussions, saying the conference reflected the urgent need for reforms in the property sector.
Real estate investors at the event expressed concerns about rising construction costs, land documentation delays, and limited access to affordable financing.
Others said clearer regulation and professional training could help improve investor confidence and reduce fraudulent practices in the industry.
What’s next for Nigeria’s housing sector?
Stakeholders at the conference agreed that Nigeria’s growing population and urbanisation would continue to drive demand for housing in the coming years.
Experts said the sector could create jobs, attract investment, and stimulate economic growth if government policies become more supportive and transparent.
However, they warned that without coordinated reforms, millions of Nigerians could remain unable to access affordable housing.

Ogun Education Reforms in Focus as Aare Emmanuelking Celebrates Commissioner Abayomi Arigbabu
A birthday tribute by Adron Group Chairman and Chief Executive, Aare Adetola Emmanuelking, has drawn renewed attention to the performance of Ogun State’s education sector, with claims that the state’s Commissioner for Education, Science and Technology, Professor Abayomi Arigbabu, has transformed learning and human capital development.

As part of his goodwill message, Emmanuelking prayed for renewed strength, wisdom, good health and greater accomplishments for the commissioner, expressing confidence that his commitment to education would continue to benefit future generations.
The tribute, however, does not cite specific projects, performance indicators or independent assessments supporting the claims of educational transformation.
Available government records show that Ogun State has, in recent years, invested in school infrastructure, digital learning initiatives, teacher development programmes and reforms aimed at improving education management. Like many states, however, it continues to face challenges including funding constraints, overcrowded classrooms in some communities and the need to improve learning outcomes.
Education analysts say measuring the success of reforms requires more than policy announcements. Indicators such as examination performance, school enrolment and completion rates, teacher availability, learning assessments and budget implementation provide a clearer picture of whether reforms are achieving their objectives.

Frontier Calls for Better Housing Finance, Infrastructure to Reduce Nigeria’s Housing Deficit
Nigeria’s housing deficit cannot be addressed through private sector investment alone, according to Frontier Commercial Services Limited, which has called for stronger government support through affordable housing finance, improved infrastructure and simplified regulatory processes.
The call was made by the company’s Managing Director, Mr. Olalekan Oseni, during a media briefing ahead of the Mainland Housing Summit, where he responded to questions on mortgage accessibility, land administration, infrastructure and investor confidence in the real estate sector.
Oseni said access to finance remains one of the biggest barriers preventing many Nigerians from owning homes or investing in residential developments.
“We are bringing in financial institutions because the major issue that people are facing is the aspect of finance,” he said.
“If people have access to finance, I think there will be a lot of problems to be solved.”
He said banks and other financial institutions expected at the summit would engage prospective homeowners, developers and investors on available mortgage products and financing opportunities.
Affordable mortgages key to housing delivery
Responding to questions on mortgage financing, Oseni argued that affordable lending could help bridge Nigeria’s estimated housing deficit, but warned that lengthy approval processes could discourage borrowers.
“If it takes a long process and people don’t have free access to it, then it becomes difficult,” he said while discussing low-interest mortgage initiatives.
According to him, making mortgage facilities easier to access would encourage more people to build homes and enable developers to undertake larger housing projects.
He added that lower borrowing costs could also make it financially viable for developers to construct multi-unit residential buildings capable of accommodating more families.
“Instead of me building just an apartment for myself, why can’t I build something that can take 10 people?” he said.
Infrastructure seen as catalyst for growth
Oseni identified transport infrastructure as one of the most important factors shaping future housing development across Lagos and neighbouring Ogun State.
He said improved road networks and mass transit systems could unlock emerging communities by making them easier to access for residents and businesses.
“If people can access all these areas easily, let’s assume that we have a good metro system and within 20 or 30 minutes you’re already there, people will make use of that.”
He argued that Lagos still has significant land available for development but said poor accessibility has slowed growth in some corridors.
“The land cannot increase. But how can we manage the land space that we have? Number one, by having a good road network and accessibility.”
Urban planning experts have similarly argued that transport infrastructure often influences residential expansion by reducing travel times and encouraging commercial activity in developing communities.
Call for easier approvals
The Frontier Commercial Services chief also urged government agencies to simplify planning approvals and other regulatory procedures affecting housing development.
“The major role of government is to make things easy for people,” he said.
“If policies are not helping people, then something has to be checked.”
He suggested that reducing bureaucratic bottlenecks would encourage more private investment in residential construction while helping to increase housing supply.
Housing stakeholders have repeatedly identified regulatory delays, infrastructure gaps and financing constraints as major obstacles to delivering affordable housing across Nigeria.
Investor confidence depends on transparency
Questions from journalists also focused on public trust in the real estate sector, particularly concerns about land documentation and government acquisition.
Oseni said prospective buyers should conduct proper due diligence before purchasing property, noting that ownership documents alone do not always protect developments from demolition.
“Documents are not the only reason why government demolishes property,” he said.
He explained that planning violations, structural deficiencies and government acquisition could also affect developments, making independent verification essential.
According to him, Frontier Commercial Services provides clients with the documentation required to verify land ownership and regulatory approvals.
He also stressed the importance of maintaining construction standards.
“We don’t compromise on quality. It’s better you get it right and build something of quality.”
Population growth adds urgency
Oseni linked Nigeria’s housing challenge to rapid population growth, arguing that future urban expansion would require more efficient use of available land.
He noted that while Nigeria’s population is expected to continue rising over the coming decades, the country’s landmass will remain unchanged.
“The landmass can never increase,” he said.
He argued that expanding transport infrastructure and encouraging higher-density residential developments would become increasingly important as cities continue to grow.
Advice for first-time buyers
Asked what advice he would offer people entering the property market for the first time, Oseni encouraged gradual investment rather than waiting for ideal conditions.
“Your first property won’t even be your last one,” he said.
“Anything you can lay your hand on, go for it.”
He said many buyers stop investing after purchasing their first property instead of building a long-term property portfolio over time.
