Federal High Court Upholds Adron Homes’ Estate Management Rights in Landmark Judgment

Published

on

The Federal High Court sitting in Abeokuta, Ogun State, has ruled in favour of Adron Homes and Properties Limited, affirming its legal rights to own and manage the estate at the centre of a dispute with the City of David Residents Association (CODRA).

Delivering judgment in Suit No. FHC/AB/FHR/58/2023, Justice Abiodun J. Adeyemi dismissed the case filed by CODRA and five other claimants — Elder Gbadebo Aromolaran, Mr. Adetokunbo Adeshile, Mr. Olaolu Ayinde, Olusegun Aba Yomi Esq, and Oluwadamilare Awokoya Esq — describing their allegations as “unsubstantiated, speculative, and without merit.”

No breach of fundamental rights found

The applicants had accused Adron Homes of infringing on their right to personal liberty. However, Justice Adeyemi said there was no evidence to suggest the property developer had taken any action that could amount to a violation.

“There was no record or proof of any invitation, arrest, or action traceable to Adron Homes that could justify such a claim. The allegations were merely speculative and unsupported by evidence,” the judge ruled.

Residents free to associate, but Adron retains management rights

The court also addressed CODRA’s claims that Adron Homes had sought to proscribe the association and restrict residents’ freedom to associate. Justice Adeyemi clarified that while residents have the constitutional right to form associations, the legal authority to own, manage, and make administrative decisions about the estate rests solely with Adron Homes as the rightful developer.

“Adron Homes has no power to proscribe CODRA or prevent residents from associating,” the judge said, adding, “however, the right to make administrative decisions concerning the estate remains vested in the company.”

Adron Homes welcomes ruling

Reacting to the judgment, Adron Homes described the ruling as a vindication of its commitment to lawful business practices and client satisfaction.

“Our true victory lies in ensuring the well-being and satisfaction of all our subscribers and residents, and we will not relent in guaranteeing this,” the company said in a statement.

The company reaffirmed its position as a customer-focused property developer, dedicated to delivering value while protecting the interests of its clients.

NIESV Lagos in Talks with Adron Homes for Strategic Housing Partnership

Published

on

In a move poised to reshape Nigeria’s real estate collaboration landscape, the Lagos State Branch of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) has proposed a strategic partnership with Adron Homes to deepen professional integration and fast-track affordable housing delivery across the country.

The high-powered delegation, led by ESV Tosin Kadiri, Chairman of the Lagos Chapter of NIESV, paid a courtesy visit to the Chairman of Adron Group, Sir Aare Adetola Emmanuelking, at the company’s headquarters. The dialogue focused on aligning professional expertise with Adron’s expansive infrastructure and visionary developments.

Sir Emmanuelking, a seasoned estate manager turned developer, shared insights into the evolution of Adron Homes from a calling rather than convenience.

“Adron Homes was not born out of convenience, but of a calling,” he stated. “The industry is rife with challenges, but if you are truly called and driven by vision, you will stand out. We’ve seen many fall by the wayside, but with determination, resilience, and strategic thinking, we have continued to build and grow.”

He also spotlighted Adron’s unique adoption of the labelling theory in estate development—naming estates thematically to reflect local culture or geographical aesthetics. According to him, this and consistent infrastructure investments are what make Adron a futuristic and responsible developer.

NIESV Calls for Joint Housing Schemes, Professional Exchange

Speaking during the visit, ESV Tosin Kadiri praised Adron Homes for its pioneering role in real estate development and expressed the need to institutionalize collaboration.

“We are here to seek collaboration. We believe that our members can tap into the vast structures and opportunities that Adron Homes has already created,” he said.

Reinforcing the call, the NIESV Cooperative Society Chairman proposed a joint housing scheme. He suggested that Adron allocate portions of its estates where NIESV members could build custom properties aligned with their professional aspirations and financial scope.

“This collaboration could bring our collective dream into the larger Adron vision,” he added.

Furthering the discussion, ESV Kadiri proposed that experienced estate surveyors from the institute, especially those with facility management expertise, be integrated into Adron’s estate management operations to enhance long-term value and professionalism.

Adron Homes Chairman Welcomes Partnership Vision

In response, Sir Emmanuelking embraced the proposals with enthusiasm, reaffirming his administration’s commitment to renewing ties with NIESV Lagos.

“We’ve enjoyed a cordial and mutually beneficial relationship with NIESV Lagos Branch in the past,” he said. “This administration brings renewed energy, and we are eager to deepen that relationship in meaningful and strategic ways. We are always open to working with professionals whose values align with our mission and vision.”

Other NIESV executives echoed this enthusiasm. One remarked:

“This visit has been an eye-opener. As practitioners in the industry, we often underestimate the breadth and depth of being a real estate developer. Today, we’ve gained a new perspective, and more importantly, renewed inspiration.”

High-Level Delegation in Attendance

Among the NIESV delegation were Vice Chairman ESV Ayodeji Odeleye, Honorary Secretary ESV Olaseni Lojede, and other senior members of the institution. Adron’s top management was also present, including Managing Director Adenike Ajobo, Group Company Secretary Shola Orunmuyiwa, Deputy Managing Director (Business Investment) Chitola Roberts, Chief Press Secretary Maureen Echefu, and Chairman’s PA, Faruq Salisu.

Toward a Professionalized Real Estate Future

The meeting concluded on a positive note, with both parties committed to building a sustainable alliance. The NIESV Lagos–Adron Homes collaboration is expected to unlock new opportunities for housing innovation, cooperative investment, and professional advancement.

With leaders like Sir Aare Adetola Emmanuelking championing bold, integrated real estate models, the future of Nigerian housing development looks promising and more professionalized.
